ENTRANCE FEE

Residences at Vantage Point has always sought to provide premier retirement living, the security of a Life Plan community and financial options that provide choice and flexibility to meet the demands of today’s consumer. In keeping with that tradition, Residences at Vantage Point offers three financial options designed to suit differing situations. The Entrance Fee is paid just once, at the time of moving to independent living in the community. Those who select the 80% Refund often wish to preserve assets for future generations, while those opting for the 50-Month Declining Refund typically desire to conserve funds now. The 80% Refund option is a great option for those wishing to conserve their funds upfront but want to know they have set-aside funds for themselves or their estate plan.

A refund may be available to you or your estate, less 2% for each month of residency.

Tax deductibility typically based on total entrance fee paid.

Available for both the Lifecare and Fee-for-Service plans.

50% Refund of Capital*

Slightly higher in cost than declining plan

50% is refundable to you or your estate at the conclusion of your residency.

Tax deductibility typically based on a portion of 50% of the entrance fee.

Available for both the Lifecare and Fee-for-Service plans.

80% Refund of Capital*

Slightly higher in cost than declining plan

80% is refundable to you or your estate at the conclusion of your residency.

Tax deductibility typically based on a portion of 20% of the entrance fee.

Available for both the Lifecare and Fee-for-Service plans.

Monthly Fee

In addition to entrance fee refund options, we offer you a choice of two monthly service plans. In the town of Columbia and throughout Howard County, Maryland, Residences at Vantage Point is the only community offering the Lifecare Plan’s unique benefits of healthcare cost savings and predictable monthly costs regardless of future healthcare needs. The Fee-for-Service Plan offers up-front savings by deferring healthcare costs until such time as you actually use the health center. Either way you go, there is an option to suit every plan and situation.

Monthly Fee

Lifecare Plan* (Type A)

Quality on-site care for life, featuring a reduced monthly healthcare rate. Upon permanent transition from independent living to healthcare, you would pay significantly less than published market daily rates for those higher levels of care.

Healthcare is charged in installments beginning at the time you move into Vantage Point. A portion of the monthly fee paid during residency in independent living is dedicated to future payments for healthcare.

   

The fee includes a monthly credit per person per month toward dining.

The fee also includes property insurance and taxes, utilities, fitness center, equipment and classes, housekeeping, and interior and exterior maintenance.

This fee option is often selected by individuals without a long-term care insurance plan.

Fee-for-Service Plan* (Type C)

Quality on-site care for life at market rate in healthcare. There is a different rate for each level of service: independent living, assisted living, memory care or comprehensive nursing care.

The cost for a healthcare residence is charged at the time you occupy one.

The fee includes a monthly credit per person per month toward dining.

Covered costs include property insurance and taxes, utilities, fitness center, equipment and classes, housekeeping, and interior and exterior maintenance.

Often a benefit to those with a long-term care insurance plan.

PRICING

Independent home styles include studio apartments, one-bedroom apartments, one-bedroom with den apartments, and two-bedroom apartments. Entrance fees currently range from $129,423 – $874,562. Monthly fees range from $2,983 – $11,110.
